Haymarket Yards

We are delighted to share our proposals for a new student housing development at Haymarket Yards, Edinburgh.

Planning consent was granted for the construction of purpose-built student accommodation (PBSA), on the site in 2018.

However, the site unfortunately fell into administration shortly afterwards and development failed to commence. In late 2020 Ladybank Developments Ltd acquired the site, and in response to the growing demand for high quality student accommodation in the city, updated proposals have been drafted that enhance the existing design both internally and externally.

We are now seeking your feedback and comments on these proposals to ensure that all points of view are carefully considered and, where appropriate, are factored into the design prior to the submission of a detailed planning application for this enhanced scheme.


We would normally host a public consultation, but due to current restrictions on holding public events, we are adopting Scottish Government guidance for property developers and using online means to engage, share our proposals and encourage feedback. The consultation period runs until Friday 2 July 2021.

In addition, on Wednesday 9 June our development team will be available between 3pm and 7pm to take phone calls and answer any questions about these proposals online.

We are undertaking this process under the Town and Country Planning (Miscellaneous Temporary Modifications) (Coronavirus) (Scotland) Regulations 2020.

Please note that this is a Pre-Application Consultation. It is not a planning application, but is notification of our intention to submit plans for a major development.

We encourage feedback, and any comments submitted during this consultation period will be taken into consideration in any plan that we submit to the City of Edinburgh Council. Any comments submitted at this stage are not representations to the City of Edinburgh Council planning authority. Should we submit a planning application, representations may then be made to the planning authority.
